About the Portfolio
The Portfolio consists of a high concentration of trophy assets in irreplaceable resort and urban locations. Watermark Lodging Trust is a non traded lodging REIT that owns 33 assets, totaling 10,043 keys in strategic locations across the US. The assets are predominantly affiliated with the best brands in the business, with Marriott representing 74% of the portfolio.
Stratford’s Role
Stratford was engaged by the Special Situations Group of Oaktree Capital Management, LP to evaluate each of the 33 assets, and to perform stress tests on the valuations and cash flows of each. In less that 3 weeks, Stratford completed all analysis, made valuation recommendations, and participated in closing of the Reinforcement Capital. Stratford co-invested with Oaktree in this opportunity which closed on July 24, 2020.
